Privacy Policy

Betak ("we", "us", "our") is committed to protecting your privacy. This Privacy Policy explains what information we collect, how we use it, and your rights, in accordance with Egypt's Personal Data Protection Law No. 151 of 2020 and its executive regulations. In this policy we are the "controller" of your personal data and you are the "data subject".

1. Information We Collect

Account information: When you register, we collect your email address, a securely hashed version of your password, and optional profile fields (full name, phone number, agency name). We never store your password in plain text.

Usage data: We log the number of property analyses you perform per day to enforce plan limits. The property details you enter are kept with your analysis for 2 days so you can share it; a shared report link is kept for 90 days and then deleted. If you rate a report, we keep the rating with the analysis reference.

Listing text and links you submit: If you paste a listing link or listing text for analysis, we process that content to extract the listing details (see section 13).

Payment information: Payments are processed by Kashier, a licensed Egyptian payment gateway. We do not receive or store your card number or bank details. We receive only a payment reference and transaction status.

Messages: If you write to us through the contact form or by email, we keep what you send (name, email, phone if you give it, and your message) as long as needed to reply and follow up your request.

Technical data: Standard server logs may include your IP address, browser type, and request timestamps. These are used for security and debugging only and are not shared with anyone for marketing purposes.

2. Purposes and Legal Basis

We process your data on the basis of your express consent given at registration or use, as needed to perform the contract with you, and to meet our legal obligations (such as accounting and tax), for these purposes:

• To provide, operate, and improve the Betak service
• To enforce plan limits and manage your account and payments
• To send transactional emails (e.g., account confirmation, billing receipts); we do not send marketing email without your consent
• To detect and prevent fraud and abuse, and to protect platform security
• To answer your enquiries, requests and complaints

We collect only the data these purposes require and do not process it for an incompatible purpose without your consent or a legal basis.

3. Data Storage and Transfer Outside Egypt

Account data is stored on servers hosted in the United States (Amazon Web Services). Your personal data is therefore transferred to and processed outside Egypt. By registering and using the Service you expressly consent to this transfer, which is necessary to run the Service and perform the contract with you. We apply the contractual and technical safeguards needed so that the level of protection of the transferred data is not lower than Egyptian law requires, and we comply with the law and its executive regulations on cross-border transfers. You can withdraw your consent at any time under section 7, which may make it impossible to provide the Service.

We apply reasonable technical and organizational measures to protect your data against unauthorized access, including PBKDF2 password hashing, HttpOnly session cookies and access restrictions.

4. Data Sharing and Service Providers

We do not sell, rent, or trade your personal information. We share data only with:

• Kashier, for payment processing (subject to Kashier's privacy policy).
• Amazon Web Services, which hosts our servers and account database.
• Our email provider (Zoho Mail, through SMTP), which delivers account confirmation and receipt emails.
• AI providers (see section 13), which process listing text and links you submit.
• Sentry, an error-monitoring service we use to find and fix faults, when it is enabled; error reports may include technical details such as the request path and IP address.
• Plausible Analytics, which counts page visits without using cookies.
• Google, if you choose to sign in with Google, where that option is offered.
• Courts and law enforcement, only when required by valid legal process under Egyptian law.
• A successor operator of the Service, if the Service is transferred or merged, provided it is bound by this policy and you are notified.

Service providers process data on our behalf and on our instructions, only as needed to run the Service, and are bound to confidentiality and data protection.

5. Cookies and Sessions

We use a single session cookie to keep you logged in. This cookie is HttpOnly and is not accessible to JavaScript. We keep a few preferences in your browser's local storage on your device (language, city, theme, buyer goal, whether you have seen the tour, and listing details you have not finished entering); they are not sent to us for tracking. We do not use advertising cookies. Our analytics tool (Plausible) does not use cookies. You can delete or block these items in your browser settings; blocking the session cookie prevents login.

6. Data Retention

Your account data is retained until you request deletion or until the purpose for keeping it ends. Unverified signups are deleted automatically after 90 days. Usage and audit logs are retained for up to 90 days. On account deletion we delete your data within 7 business days. Backups are overwritten within 30 days; deleted data stays in them until then and is not restored. Payment records are kept for as long as Egyptian tax and accounting law requires (typically 5 years). You may request deletion of your account and data by emailing info@betak.io, subject to anything the law requires us to keep. When you close your account, we keep only a short one-way code derived from your email and the number of analyses you used that day, for up to 48 hours, so the free daily limit cannot be reset by closing the account and signing up again. It is then deleted automatically.

7. Your Rights

Law No. 151 of 2020 gives you the right to:

• Know what personal data we hold about you, access it and obtain a copy
• Withdraw your consent to our keeping or processing your data
• Correct, amend, add to or update your data
• Delete or erase your personal data, including deleting your account
• Restrict processing to a specific scope
• Object to the processing of your data or its results where it conflicts with your fundamental rights and freedoms
• Be informed of any breach of your data

To exercise these rights, email info@betak.io from the email address on your account. We may ask for proof of identity to protect your data. We respond within the period set by law. Withdrawing consent does not affect the lawfulness of processing carried out before it, and may mean some services can no longer be provided. You also have the right to complain to the Personal Data Protection Center if you believe your rights have not been respected.

8. Breach Notification

If a breach of your personal data creates a risk to your rights, we will notify the Personal Data Protection Center within the period set by law, and notify you of the incident, the steps we have taken and what you should do, as the law and its executive regulations require.

9. Children

Betak is not directed at anyone who does not have full legal capacity under Egyptian law. We do not knowingly collect personal information from minors. If we learn that a minor has registered without a guardian's permission we will delete their data, and a guardian who believes a minor has given us data can write to us to have it deleted.

10. Agency and Agent Data

Listings carry the names and contact details their advertisers (agencies, agents and owners) publish. We show the agency or agent name on comparable listings, and we build an activity profile for each agency and agent from their own published listings: how many they have, in which areas, how long they stay online and whether they are relisted. The profile's 0-100 score is made only of these named, measurable reasons; anything we cannot measure adds nothing. We process this data on the basis of our legitimate interest in showing buyers who is selling, using information the advertiser chose to publish. An agency or agent can ask us at info@betak.io to see, correct or object to their profile. We use an agent's published phone number only as a search key to link their listings; on the website the number is never shown in reports or exports, and the mobile app shows it only as a call button that dials the number the agent published on the listing site. Phone numbers, e-mail addresses and WhatsApp links inside listing descriptions are removed before they are shown or shared.

11. Changes to This Policy

We may update this Privacy Policy from time to time. We will notify you of material changes by posting a notice on the Service or by email. Your continued use of the Service after the effective date constitutes acceptance of the updated policy, without prejudice to your right to withdraw consent.

13. AI Processing of Listing Text and Links

When you submit a listing link or listing text, we send that text, or the content of the page the link points to, to third-party AI providers so they can extract listing details such as price, area, location and property type. Depending on how the Service is configured, the providers are OpenAI and Google (Gemini). We send only the listing content needed for extraction; we do not send your name, email or account details. The result is used only to prefill and run your analysis. The content is not used to identify you, and we do not use it to build a profile of you. The providers handle the content under their own terms and privacy policies. Do not submit content that contains personal data about other people that you do not need for the analysis.

14. Data Sources and Credits

Prices, rents and market figures come from asking prices in active property listings, which we collect and clean. They are asking prices, not closed sale prices. Betak covers Alexandria, the North Coast, and Cairo & Giza (Greater Cairo).
